Main Office Building -Tower A

The Main Office Building -Tower A is constructed on pile foundations and consists of a reinforced concrete frame, reinforced concrete floor and roof slabs and incorporating a central full height atrium. External finishes consist of a combination of aluminium curtain walling and cladding, and stone cladding. The building has a fully integrated building management system and is serviced by six passenger and one service elevators, is fully air conditioned with MEP services including security systems, fire alarm and protection systems distributed through networks within false ceilings and raised flooring. The finishing and interior decoration are of an extremely high standard befitting such a prestigious building, including marble and ceramic flooring, bespoke hand made carpeting and marble, ceramic and timber wall paneling.

The underground Service Building is of waterproof reinforced concrete construction, with a raft slab and reinforced roof slab supporting a section of the external car parking facilities above. This building provides the majority of the plant and equipment services to the Project. All services within the Service Building and the Car Park Building are integrated within the Main Building management system.

The Project comprised construction of Main Office Building, Al Mamoura Office Building, a Car Park and a new underground Service Building together

The Al Mamoura Office Building -Tower B is constructed adjacent to the Car Park on pile foundations with a reinforced concrete frame , reinforced concrete floor and roof slabs. A combination of curtain walling and stone and aluminium cladding enclose all external façades. The scope of the contract is based on a shell and core principle, with all main services provided, public areas and service areas completed with all decorative finishes, including marble and ceramic floor and wall cladding. Tenant areas are base build only inclusive of raised flooring and false ceilings provided for future tenant individual fit-outs.

The Car Park Building is constructed on pile foundations with a reinforced concrete frame and hollow core flooring and roof slab, reinforced concrete half height external and roof parapet walling with stone cladding to all external facades. The building is serviced by two passenger elevators with a comprehensive fire protection system. The ground floor contains a number of MEP service rooms with equipment which supplement the main equipment and services provided from the service basement
